- Does it cost money for a consultation? If so, how much is it?
- It is 10,000 JPY/hour for domestic, and it is 100,000 JPY/day for overseas.
We basically do not accept any consultation via phone. The reason is because we believe it is crucially important to meet in person and find out your situation and requests thoroughly.
- Is there anything I should prepare or bring for a consultation?
- No, there is nothing you need to prepare in advance. Please just bring related documents or materials, if you have.
- I live in Japan, but not in Kyoto. Can you still deal with pre-owned houses/apartments for me?
- Yes, of course. We can design for the renovation of various buildings, including historic architectures, traditional Kyoto machiya houses and modern houses/apartments/condominiums. As for the construction, we can refer you to local constructors who fully understand our design methods.
- I don’t know anything about Japan. I am full of concerns to buy an expensive house. Can you accept any consultation about real properties in Japan in general, even if it is not an immediate order?
- Sure. I can tell you anything as much as I know, from Japanese laws such as Building Standards Act to Japanese culture of the community and relationship with people.
- Do you understand the cultural differences?
- Customs, life styles, cultures, religions are different from country to country. Currently, at our office, you can communicate with us in English, German and Italian.
- Can I have a consultation even from the selection of land?
- Absolutely. We believe it is very important for us to give advice from the initial phase, which is selecting the land. In our idea, the building environment of the neighborhood is as significant as good access of transportation or convenience for shopping as a factor to consider. We are happy to advise you on selecting the land according to the needs of you and your family.
- I live outside of Japan. I want to have a Japanese-style tea room in my house. Can you make one?
- Yes, we can make Japanese tea rooms of whichever school you would like. When we make tea rooms overseas, while it is no problem designing them, we need to deliberate on the craftsmen and materials. We estimate nearly one year for the plan.
- Can I order a design for an ordinary house that is not Baubiologie?
- Baubiologie is to put the center of thinking about things we generally consider such as energy saving, health, earthquake resistance, and local production and local consumption. We provide advice in designing a structure in a way that your requests do not vary.
- Do you have services for offices and stores?
- Definitely yes. We optimize your work environment, with consideration of people you care about as well as energy saving from the Baubiological viewpoints. There are examples in overseas where printing factories and Swiss statistical offices are designed under the method of Baubiologie.
- Do you conduct construction as well?
- We have partnerships with construction firms, where craftsmen are specialized in historic architectures, machiyas, and modern houses with traditional construction methods. If the construction is held in Kansai area, they are all skillful and exceptional craftsmen who fully understand our design methods whom you can trust entirely. If it is outside of Kansai, we will refer you to proficient craftsmen whom we select.
- Is there any estimate for construction costs?
- It is basically from 1,200,000 JPY/tsubo (approximately 3.3㎡).
- I live in Tokyo. Can you provide services?
- We can visit you if it is difficult for you to come. You only have to bear the cost for the consultation fee of our first visit. From the second visit, we will charge you for the transportation and accommodation on top of the consultation fee.
- I live a remote place. Can you accept any consultation via phone or email?
- No, we can’t. We can visit you if it is difficult for you to come, whether in Japan or abroad. You only have to bear the cost for the consultation fee of our first visit.

- Can you accept any consultation about financial planning?
- We are sorry but we cannot.
